DIRECTOR OF RESOURCE DEVELOPMENT

Greater Jamaica Development Corporation (GJDC) is a local development corporation that plans, promotes, coordinates and advances responsible development to revitalize Jamaica and strengthen the region.  Marshaling the resources of the public, private, and not-for-profit sectors, the Corporation’s work expands economic opportunity and improves quality of life for the ethnically and economically diverse residents of Jamaica and for the region, which benefits from rational, well-planned, and sustainable metropolitan growth.

GJDC was founded in 1967, in partnership with Regional Plan Association, by a group of visionary business and community leaders dedicated to the revival of Downtown Jamaica as a strong regional center of commerce, government services, education, and culture in the New York City region.  For more than forty years, GJDC has advocated building on Downtown Jamaica’s transportation and infrastructure assets to attract new investments in jobs, housing, cultural and civic activity, and economic development. GJDC has a long history of accomplishment in facilitating public-private partnerships and securing corporate and public support for its urban revitalization objectives and quality-of-life improvements.

GJDC's main programs include neighborhood initiatives to promote enhanced public safety, beautification, and quality-of-life; partnerships with private developers in creating mixed-use developments (housing, retail, commercial, hotels, parking) at three core sites near the AirTrain/LIRR Jamaica Station complex; neighborhood planning and advocacy efforts to promote economic development in Downtown Jamaica; a Revolving Loan Fund providing below-market rate loans to “nearly bankable” local businesses; retail and commercial attraction and retention initiatives; assistance to local businesses in accessing government incentive programs that promote growth and expansion; a non-profit affiliate that overseas real estate development activities, and one that owns and operates five parking facilities to support local economic development, and owns and operates several properties including Jamaica Market (a combination food court and farmers market).

Greater Jamaica Development Corporation has an annual base operating budget of $6 million dollars, a key portion of which is derived from public and private support. Its total budget has recently included $5 million in additional capital transfer funds. The Director of Resource Development will serve as the chief fund-raising officer for the Corporation, working closely with the President and Executive Vice President. The Director of Resource Development will play a lead role in identifying, cultivating and soliciting corporate, foundation and governments support for GJDC’s general operations and programmatic functions and in executing GJDC’s annual gala fund-raising event.

 

FUNCTIONS AND RESPONSIBILITIES:

  • Designs and implements an annual fund-raising program targeted to corporate funders and private foundations.

  • Identifies contacts, develops and maintains relationships with current and potential funding sources.

  • Manages donor and fund-raising research activities.

  • Develops and prepares all grant proposals and applications for foundations and corporations.

  • Manages communications and correspondence with all institutional funders (letters of inquiry, requests, acknowledgements, follow-up reports).

  • Manages and maintains all donor records, files, and gift processing.

  • Manages the planning and logistics for GJDC’s Annual Gala in coordination with other GJDC staff, the special events consultant, volunteers, and Gala Committee members.

  • Initiates new and maintains existing support for GJDC’s applications for funding from Federal, State, and City government agencies and elected officials.

  • Works with the President and Board of Directors to identify, cultivate, and recruit new Directors and Members of GJDC.

 KNOWLEDGE, SKILLS, AND QUALIFICATIONS:

  • Strong expertise in corporate and private philanthropy, including 3 to 5 years of demonstrated success in securing significant grants and donor commitments.

  • Experience with cultivating and maintaining productive working relationships with private, corporate and public donors and foundation officers, and corporate board members.

  • Excellent verbal and written communication skills.

  • Skills in strategic planning, organization and prioritization of work.

  • 3 to 5 years of experience in a not-for-profit environment.

  • Experience in developing and implementing donor outreach activities and plans.

  • Background in community and local economic development is preferred.

  • Entrepreneurial attitude, self-starter, skills and experience

Real Estate Development

Director of Marketing

Greater Jamaica Development Corporation is launching a marketing effort to advance the development of fully assembled and entitled sites for mixed-use development – retail, hotel, office, housing and parking. The work requires the preparation and implementation of an area-wide and site-specific marketing strategy for an urban area centered on a mass transit hub – the Long Island Railroad/JFK AirTrain Station Area – in downtown Jamaica, Queens.

The Director of Marketing will conduct marketing and direct outreach efforts that result in commitments to development projects.

The Director of Marketing will:

  • Identify audiences that are potential tenants, developers and investors in Station Area redevelopment.

  • Assess the needs of the identified audiences and develop the marketing message for each audience.

  • Manage development of demand and market studies.

  • Coordinate with outside consultants and manage a project to design and produce marketing materials and brochures.

  • Market the Station Area to potential developers and tenants identified.

  • Prepare, implement and track the results of a marketing plan that improves area-wide perception and attracts site-specific investment and redevelopment.

KNOWLEDGE, SKILLS, AND QUALIFICATIONS:

  •  A minimum of 5 years’ experience in sales, marketing, economic development and/or law and real estate.  Experience with the development and marketing of large commercial projects is desirable.

  •  Established network of contacts at major employers and institutions in the New York Area

  • Excellent writing, editing, verbal communication and presentation skills.

  • Ability to think outside the box and develop innovative marketing strategies.

Salary and compensation commensurate with experience.  The position will be based in Jamaica, NY.
