Community Facility RFP

QFC Owner, LLC, (“Owner”) a joint venture between affiliates of The Dermot Company, Inc. (“Dermot”) and the AFL-CIO Building Investment Trust (“BIT”) seeks proposals from one or more qualified cultural and/or community based users for community facility space located in the Queens Family Courthouse mixed use development project (the “Project”), located at 89-14 Parsons Boulevard in Jamaica, Queens. Pursuant to this Request for Proposals (the “RFP”), approximately 19,220 gross square feet of space (the “Lease Space”) are being offered for lease.
– The Lease Space will be delivered in “core and shell” condition (as defined in the RFP) with tenant responsible for all build-out costs;
– The Lease Space can be leased to a single user or subdivided for up to four (4) separate users;
– The Lease Space will be leased for an initial term of not less than 5 years and not to exceed 20 years commencing on July 1, 2010. Owner currently anticipates delivering the space for the commencement of tenant fitout in the first quarter of 2010.
– The initial rent for the Lease Space will be $12.50 per square foot and will be adjusted annually pursuant to the Consumer Price Index (“CPI”). Following the expiration of the initial 20 year period, the rent for the space will be adjusted to a fair market rent. The rent for the initial 20 year period includes the following services:
- Common area heat and hot water
- Hot water for bathroom use
- Common area electric (but exclusive of electric in the Lease Space)
- Water and sewer charges
- Property insurance covering the building
- Real estate taxes
- Administrative and management costs for the building
- Cleaning of common areas, including landscaping and extermination services
- Routine maintenance of common areas, including elevator maintenance
Owner is seeking qualified not for profit and/or community based users that will complement and enhance both the other uses in the Project and the residents, institutions, and businesses of the surrounding neighborhood. Of vital concern to Owner is that proposers understand that the Project (and the immediately surrounding area) is predominantly residential in nature and therefore all proposed uses must demonstrate sensitivity to the quality of life of the residents of the building. Interested parties may submit proposals for all or part of the Lease Space, but preference will be given to users that will occupy all of the available space.
